How Much Do Cash Buyers Pay for Houses in Maryland?

"How much will you actually pay for my house?" It's the first question every homeowner asks about a cash offer. Here is the same method our online calculator uses, so you can see where an estimate comes from before you ever talk to us.

How Our Cash Offer Estimate Works

The estimate starts with what your home is worth today and applies a percentage based on its condition:

Estimated Offer = Home Value × Condition Percentage

Estimated cash to you = Estimated Offer – Mortgage Payoff

  • Fixer (60%): the home needs major work, such as a roof, systems, structural or full interior repairs.
  • As-Is (64%): the home needs a fair amount of work and you don't want to fix anything before selling.
  • Standard (68%): the home is livable but dated or needs some updates.
  • Modern (72%): the home is updated and in good shape.

Repairs are not subtracted separately. The condition percentage already reflects the work the house needs, which is why a fixer gets a lower percentage than an updated home. Maryland House Pros does not charge a traditional real estate commission when we buy as the buyer, and normal seller closing costs show as $0 in the estimate. Other title, tax, lien or transaction costs may still apply depending on the property.

A Worked Example

Say you own a 3-bedroom home in Prince George's County worth about $400,000. It's livable but dated, so it falls in the Standard condition, and you owe $150,000 on the mortgage.

Estimated Home Value$400,000
× 68% (Standard)$272,000
– Mortgage Payoff-$150,000
Agent Commission / Seller Closing Costs$0
Estimated Cash to You$122,000

The same house as a Fixer would estimate at $240,000 (60%), and as Modern at $288,000 (72%), before the mortgage payoff.

How That Compares With Listing the House

A traditional sale can bring more money, and our calculator shows that comparison next to the cash estimate. For the same house it assumes a 6% agent commission, the Standard repair estimate of $35,000, and holding costs of about 2% while the home is on the market:

Potential Sale Price$400,000
– Agent Commission (6%)-$24,000
– Repairs-$35,000
– Holding Costs (2%)-$8,000
– Mortgage Payoff-$150,000
Potential Cash to You$183,000

In this example, listing could produce about $61,000 more, but it takes longer and means repairs, showings, and a buyer whose loan has to be approved. A direct sale trades some of that money for speed, certainty of the process and no repairs. Which one is better depends on your timeline, the house, and how much work you can take on.

Why a Direct Offer Is Below Full Market Value

A cash buyer takes on costs and risk that a retail buyer doesn't:

  • Repairs and surprises: if the work costs more than expected, the buyer absorbs it.
  • Holding costs: property taxes, insurance, utilities, and maintenance during the rehab.
  • Resale costs: commissions, closing costs, and transfer taxes when the house is sold again.
  • Market risk: prices can soften before the house resells.

An Estimate Is Not an Offer

The calculator and this example are estimates for comparison only. An actual offer depends on a review of the property, its condition, title, liens, and payoffs, and it can be higher or lower than the estimate. You are never obligated to accept it.

Red Flags When Comparing Cash Buyers

  • Won't explain how they arrived at their number
  • Can't show proof of funds
  • Pressure you to sign quickly without time to think or have the contract reviewed
  • Lower the price after inspection without a clear reason tied to something new they found

We'll walk you through how we arrived at our number and give you time to decide what's right for your situation.
