Selling a House in Hyattsville

Hyattsville is one of the older towns in the county, incorporated in 1886 and named for Christopher Clarke Hyatt (Maryland Manual). Unlike much of Prince George’s County, it is a city with its own mayor, council, and code enforcement, packed into under three square miles just across the line from DC. It is also close to evenly split between owners and renters, so the sellers we hear from here include landlords and heirs as often as people moving out of their own home.

  • 48.4%

  • 62.3%

Source: U.S. Census Bureau QuickFacts, Hyattsville city and Prince George’s County (owner-occupied rates are 2020-2024 estimates, for the city’s 2.71 square miles of land).

  • A National Register historic district

The Hyattsville Historic District was listed in the National Register of Historic Places in 1982 and takes in nearly 1,000 buildings, from Victorians and Colonial Revivals to Sears kit homes and Arts and Crafts houses (City of Hyattsville).

  • On the Green and Yellow Lines

West Hyattsville station is served by Metro’s Green and Yellow Lines (WMATA), and the Route 1 corridor runs through the middle of the city.

  • City services, city taxes

Homes inside city limits pay a city property tax on top of county and state taxes and get city trash collection, code enforcement, and police patrols. At closing, the title company prorates the current year’s bills and pays anything past due from the proceeds.

For the county’s property tax calendar and tax sale redemption periods, see our guide to selling in Prince George’s County.

Inside City Limits, or Just a Hyattsville Address?

Not every home with a Hyattsville mailing address is in the City of Hyattsville. The city says some postal addresses listed as Hyattsville fall outside its limits, and which side of the line a house is on decides whose code rules, rental license, and taxes apply.

  • Inside the city: the Office of Code Compliance

The city enforces its own property standards. Grass may not exceed 10 inches, including the strip between the sidewalk and the curb. Junked, unregistered, or inoperable vehicles can’t stay on the property unless they’re in a fully enclosed garage. A new or wider driveway needs both a city and a county permit, and paving can’t cover more than 25 percent of a front yard (city code concerns). The office can be reached at 301-985-5014.

  • Outside the city: the county

For a home with a Hyattsville address on unincorporated county land, Prince George’s County Code Compliance handles property maintenance and the county issues the rental license. Requests go through PGC311: dial 3-1-1, or 301-883-4748 from outside the county (county Code Compliance).

  • Or another town altogether

Several small cities and towns border Hyattsville, and some of them license rentals and enforce codes of their own. The county explains how to check municipal boundaries on PGAtlas (county instructions).

The quickest check is the city’s own address map (verify city residency). Your property tax bill will also show a city tax line if the house is inside the city.

An open code notice doesn’t have to stop a sale. Tell the buyer about it and settle in the contract who handles it, so it doesn’t surface at the closing table. If the house is empty while you sell, keep the grass under the city’s 10-inch limit to avoid new notices.

Selling a Rental Inside Hyattsville City Limits

Inside the city, every rental unit needs a City of Hyattsville license, and that license doesn’t pass to the buyer. Knowing where yours stands makes it easier to sell with a tenant in place.

  • One license per unit, renewed every year

City Code Chapter 96 requires a license for each rental unit, and each license expires one year after it’s issued. The city inspects the unit before licensing it, including for lead paint requirements (City Code, Chapter 96).

  • A new owner needs a new license

A city rental license can’t be assigned. Any change in ownership requires a new license within 30 days, and the fee doubles if the application comes in more than 30 days late. A buyer who plans to keep renting has to apply in their own name.

  • Lapsed licenses carry fines

Renting without a license can bring a $250 fine, and $500 for a repeat violation. If your license has lapsed, tell the buyer up front rather than letting it come up during the title review.

Before you sell, gather the current city license, the lease, any written notices to the tenant, and the security deposit records. The buyer generally takes the house subject to the existing lease. If the house was built before 1978, our Oxon Hill page explains the federal lead disclosure and Maryland rental registration rules that also apply.

Our tired landlord guide covers selling with tenants in place.

Selling an Older Home in the Hyattsville Historic District

Being in the National Register historic district doesn’t by itself limit what you can do with your house or who you can sell it to. A house that the county has designated as a historic site is different: exterior work there usually needs a county permit.

  • National Register listing

The National Park Service says National Register listing places no federal restrictions on a private owner, unless a project uses federal funding or permits (NPS National Register FAQ). Local rules still apply.

  • County-designated historic sites

The city says Hyattsville has over twenty county historic sites (city preservation resources). For a county-designated site, exterior work such as a new roof, siding, windows, doors, fencing, or paving generally needs a Historic Area Work Permit. Many in-kind repairs can be processed without a full Historic Preservation Commission review (county HAWP guide).

  • What buyers look at in an older house

Older Hyattsville homes often have original wiring, aging heating systems, older roofs, and additions built over the decades. Buyers will ask whether past work had permits, so it helps to search the county’s permit history for your address before you sell.

You don’t have to restore an older house before selling it. If repairs are what’s holding you back, our guide to selling a house that needs major repairs walks through the options, and our cash offer calculator compares a direct offer with fixing up and listing.

Cash Sale vs. Traditional Listing in Hyattsville

An updated Hyattsville house close to Metro can draw strong interest on the open market, and listing may leave you with more. An older house with years of deferred maintenance, a rental with a tenant in place, or an estate that needs a firm closing date is often a better match for a direct sale.

Direct cash sale compared with a traditional listing in Hyattsville
RepairsDirect cash saleNone required from you. The price accounts for the current condition.Traditional listingUpdated homes usually draw stronger offers, and a buyer’s lender may require certain repairs before it will fund the loan.
ShowingsDirect cash saleA single visit, scheduled around you or your tenant.Traditional listingRepeated showings and open houses. With a tenant in place, each one needs proper notice and the tenant’s cooperation.
Agent commissionDirect cash saleNo traditional agent commission paid to us as the buyer. You’re free to have your own agent or attorney review the offer.Traditional listingA listing commission you negotiate, and in some sales a contribution toward the buyer’s agent as well.
Buyer financingDirect cash saleNo loan approval or lender appraisal on our side.Traditional listingMost buyers finance, so closing depends on their loan approval and an appraisal that comes in at the contract price.
Inspection negotiationsDirect cash saleCondition is reflected in the offer, so there is usually less back-and-forth after the walkthrough.Traditional listingThe buyer’s home inspection can lead to repair requests, credits, or a lower price.
Closing timelineDirect cash saleSet with you at the start. It can move quickly once title and any payoffs are confirmed.Traditional listingTime to find a buyer, then the loan process, which often runs several weeks after the contract is signed.
Seller preparationDirect cash saleMinimal. The contract spells out what can be left in the house.Traditional listingCleaning, repairs, staging, and photos, plus coordinating access if the house is rented.

A cash sale doesn’t always produce the highest net. A direct offer is often below an open-market price, so compare what you would keep after repairs, commissions, closing costs, and the carrying costs of months on the market.

Can You Sell a House As-Is in Hyattsville?

In many situations, yes. A homeowner may sell a house as-is when the buyer agrees to accept the property in its current condition, although title, legal, code, or disclosure issues may still need to be handled.

As-is describes the physical condition, not the paperwork. For a Hyattsville house that usually means checking for open city or county code cases, permits for past work, the rental license if the house is rented, and whether the house is a county-designated historic site. You still owe the buyer Maryland’s disclosure or disclaimer statement.

For more detail, see selling a fixer-upper as-is in Maryland and Maryland code violation help.

Selling an Inherited House in Hyattsville

An inherited Hyattsville home can involve any of these:

  • Probate
  • Multiple heirs
  • Mortgages
  • Liens
  • Repairs
  • Personal property
  • Title issues

If the owner lived in Prince George’s County, the estate is generally opened with the Register of Wills for Prince George’s County, and the personal representative then has authority to sell. Heirs who live elsewhere can usually handle much of the sale remotely, with the title company arranging signatures.

A house that a parent owned for decades may hold a lifetime of belongings, and older homes can come with repairs no one kept up in the final years. Neither has to be dealt with before a direct sale, but the estate does need to keep the house insured and, inside city limits, the grass and exterior within city code while it is empty.

Our guide to probate and inherited property sales explains the process from opening the estate to closing.

Facing Foreclosure in Hyattsville?

Timing matters. The earlier you look at your options, the more of them tend to be open. Depending on your situation, they may include a repayment plan or loan modification, Maryland’s foreclosure mediation program, a refinance, a traditional listing, or a direct sale. A HUD-approved housing counselor can go over them with you at little or no cost, and an attorney can explain your rights.

A direct sale is one option among several. It only works if it can close before the foreclosure sale and the proceeds cover what is owed. We can’t promise to stop a foreclosure.

Read our guide to Maryland foreclosure help.

What If the Property Has Liens or Title Problems?

Title issues that can slow a sale include:

  • Old mortgages
  • Judgment liens
  • Tax liens
  • Deceased owners
  • Multiple owners
  • Probate issues

Houses that have stayed in one family for generations, as many older Hyattsville homes have, can carry a mortgage release that was never recorded or a deed still in the name of someone who has died. The title company searches the land records, lists what must be paid, released, or signed, and pays most items from the proceeds at closing.

See our guide to Maryland liens and title problems.

Hyattsville Seller FAQs

How fast can I sell my house in Hyattsville?

If the title is clean and payoffs are confirmed, a direct sale can often close in a few weeks. An open estate, a tenant’s lease, or an unreleased lien can add time. Give us your target date and we’ll tell you plainly whether it’s realistic.

Do I have to make repairs first?

No. Our offer is based on the house as it is today. You still provide Maryland’s disclosure or disclaimer statement, and known latent defects must be disclosed (Real Property §10-702).

Do you buy inherited houses?

Yes. The personal representative of the estate, or whoever has legal authority, signs the contract. Our probate and inherited property guide walks through the steps.

Can you buy a property in foreclosure?

Sometimes, if a sale can close before the foreclosure sale date and the proceeds cover what’s owed. We can’t promise to stop a foreclosure. Talk with your lender and a HUD-approved housing counselor too. See our Maryland foreclosure guide.

Do you buy houses with tenants?

Yes. The buyer generally takes the house subject to the existing lease. Inside city limits, the rental license comes from the City of Hyattsville and doesn’t transfer to a new owner, so have the license, lease, and deposit records ready. See selling a rental property in Maryland.

Can I sell with code violations?

Usually, yes. Inside city limits, notices come from the city’s Office of Code Compliance; outside them, from the county. Open items should be disclosed and handled in the contract or at closing. See how code violations affect a sale.

Can I sell if I owe back taxes?

Usually, yes. Past-due property taxes are normally paid from your proceeds at closing. If a tax sale certificate has been sold, the house can generally still be redeemed until the right of redemption is foreclosed.

Can you buy a house with title problems?

Often. The title company identifies what has to be paid, released, or signed. Some items clear at closing, while others, such as a missing heir, take longer. See our liens and title guide.

Do I have to clean the house out first?

Not necessarily. In many direct sales you can leave furniture and items you don’t want. Take what’s valuable or sentimental, and make sure the contract says what may stay.

How do I know whether a direct sale or traditional listing is better?

Compare what you would walk away with. A house in good shape with no deadline often nets more on the open market. Repairs, tenants, an estate, or a firm deadline can tip the balance toward a direct offer. Our calculator puts the two side by side.
